Lease, demands and payments - Property and lease date. - Relevant service-charge clauses and percentage. - Years, demands and payments relied upon. 3. FTT proceedings - Case references, parties and decision dates. - Findings relied upon, with paragraph references. - Any express payment order stated separately. 4. Repayment basis - Concise facts and the legal basis relied upon. - Why the claim is fresh County Court proceedings rather than direct enforcement of a declaration. - Why the findings bind the relevant parties and issues. 5. Calculation - Schedule translating each finding into the account paid. - Whole-building adjustment, lease share, credits and principal. 6. Pre-action steps - Letter before claim, response and remaining dispute. 7. Interest and remedy - Basis, rate, start date, accrued sum and daily rate. - Principal, interest, fee and allowable costs kept separate. 8. Statement of truth - Use the current prescribed wording and sign only after checking every fact.
